DESCRIPTIVE MEMORANDUM MEMORIA DESCRIPTIVA
CIMENTACIÓN: La cimentación se efectuará tipo zanja corrida, según especificaciones del Proyecto de Ejecución y Control de Calidad.
FOUNDATIONS: The foundations will consist of running trenches filled with the specifications in the “Proyecto de Ejecución y Control de Calidad” (project and quality control).
FUNDAMENTE: Die Fundamente werden gemäss den Bauplänen.
SANEAMIENTO HORIZONTAL: Se llevará a cabo con tuberías de P.V.C. del diámetro necesario para conducir las aguas residuales a la correspondiente fosa séptica con pozo absorbente. Fosa desagüe y limpieza piscina no están incluidas.
DRAINAGE: Will consist of P.V.C. pipes of appropriate size, necessary to channel the sewage to a septic tank, which will lead to a “soakaway”. Pool dreainage tank and cleaning are not included.
ABWASSERKANALISATION: Kunststoffrohre des notwendigen Durchmessers, zur Kläranlage mit Zweikammersystem. Einsatzt-Abteilungstank und Reinigung werden nicht angeschlossen.
ESTRUCTURA VERTICAL: Está compuesta por muros de carga de bloques de hormigón prefabricado de 20 cm. de espesor. Se dotará a la estructura de zunchos de atado convenientemente hormigonados y armados para el apoyo de los forjados constituyentes de la estructura horizontal. Todas las esquinas y puntos de encuentro estructurales irán armados y hormigonados para su enlace con los zunchos de atado antes descritos.
VERTICAL STRUCTURE: Load carrying walls of prefabricated concrete cavity blocks of a depth of 20 cm. A reinforced band is added as extra support for the flooring of the horizontal structure. All the structural corners and joints will be reinforced with concrete for connection with the above described reinforced bands.
VERTIKALE STRUKTURMAUERN: Stützmauern zus 20 cm dicken, vergefertigten Hohlblocksteinen. Alle Eck- und Strukturverbindungspunkte warden mit Beton verstärkt in Verbindung mit Ringanker.
ESTRUCTURA HORIZONTAL: Está constituida por forjado plano formado por viguetas de hormigón pretensado de 18 cm. de espesor, bovedillas de hormigón, mallazo electrosolado y capa de compresión de hormigón de 3 cm. de espesor, formando el conjunto un espesor de forjado de 21 cm. mínimo.
HORIZONTAL STRUCTURE: The flooring is formed by pre-stressed concrete beams with a depth of 18 cm., bison type blocks, electrowelded wire mesh with a compressed concrete coating to a depth of 3 cm to form a total flooring thickness of 21 cm minimum.
HORIZONTALE STRUKTURMAUERN: Die horizontalen Strukturmauern aus ebenen Betondecken gefertigt, die aus 18 cm. dicken, armierten Betonträgern, Deckensteinen, einem aus Stahlmatten und 30 cm dicken Überbeton geformt warden, je nach statischer Erfordernis.
TABIQUERÍA: De ladrillo cerámico doble hueco de 7 cm. de espesor, tanto en particiones de distribución interior como en formación de cámaras de aire para muros perimetrales.
PARTITION WALLS: Cavity ceramic bricks 7 cm. thick forming interior walls as well as the cavity area in the perimetric walls.
TRENNWÄNDE: 7 cm. dicke Tonstein mit doppeltem Hohlraum für die Innenwände und mit 3 cm. Luftschicht als Vorsatzschale an den Aussenwänden (zusätzlich mit Styropor isoliert).
REVESTIMIENTO INTERIOR Y EXTERIOR: El acabado interior se realizará por medio de enlucido de yeso. El acabado exterior se realiza con enfoscado de cemento.
INTERIOR AND EXTERIOR PLASTERING: The interior walls will be plastered. The exterior walls will be finished with cement mortar.
AUSSEN- UND INNENPUTZ: Der äussere Abschluss erfolgt durch Rauhzementputz. Der innere Abschluss erfolgt durch einen Gipsputz glatt.
ACABADOS EXTERIORES: La vivienda irá dotada de un zócalo perimetral de piedra natural chapada con el objeto de proteger su zona de contacto con las aceras. En las terrazas exteriores de la vivienda, que están elevadas más de 50 cm sobre el nivel de suelo, se realizará un cerramiento de balaustre modelo 511 o similar de nuestro catálogo. Los huecos exteriores son remarcados por piedra artificial tipo tosca, empleándose el mismo material para la formación de pilares en los porches y para la realización de vierteaguas en las ventanas.
EXTERIOR FINISHING: The lower part of the walls will be faced with natural stones, so as to protect this area from the pavements. Exterior terraces, which are 50 cm above ground level will be finished with balustrade model “511” or a similar, of our catalogue. The exterior frame of the windows will be of composite stone type “tosca”, matching the porch pillars.
ENDBEARBEITUNGEN AUSSEN: Der Stockel des Hauses wird mit Natursteinplatten vekleidet, um diesen Teil des Hauses vor dessen Kontakt mit dem Erdreich zu schützen. Die Aussenterrassen des Hauses, welche 50 cm. über Bodenniveau erhöht sein, warden mit einer Eisengitterbalustrade Mod. 511 oder ähnlichen versehen. Um den Qualitätsabsluss zu erhalten, der unsere Bauweise kennzichnet, werden Türen und Fenster von aussen her mit “Falschem Tosca” (kunststein) umrandet.
CUBIERTAS: Se realizará sobre el forjado último mediante la realización de tabiquillos para formación de pendientes con bardos cerámicos. Sobre los planos de pendiente se realizará la impermeabilización de la misma con tela asfáltica y la colocación de la teja árabe envejecida, formando así cámaras de aire con la consiguiente mejora de aislamiento térmico para la vivienda. En la zona destinada a porches, siempre que el proyecto lo contempla, se realizará cubierta “Tipo Campaña”, consistente en la formación de las pendientes del tejado a base de viguetas de madera vistas al interior, rematándose con el mismo acabado de impermeabilización y tejas.
ROOFING: Will be placed over the last floor or ceiling, by constructing small walls of ceramic blocks to form the pitches and then waterproofed with asphalt sheeting and finally tiled in old Arabic style. This roofing method creates air cavities, which improve the thermal insulation of the house. The exterior roofing, covering porches and terraces, if included in the project, will bee of “Campaña-style”. The pitches will be constructed on wooden beams, visible form the inside, with the same overall finish.
DACHKONSTRUCTION: Das Dach wird auf der obersten Betondecke aufgebracht, durch Mauerwerk aus Tonziegeln wie die Dachneigung bestimmt. Diese Schräge wird mit Teerpappe isoliert und anschliessend mit arabischen Dachpfannen abgedeckt. Durch diese Konstruktion entstehen Luftkammern zur besseren Insolierung des Wohnbereiches. Bei überdachten Terrasen wird ein Dach des Typs “Campana” errichtet, be idem die Dachschrängen auf von innen sichtbaren Holzbalken errichtet werden, die dann wie oben beschrieben insoliert werden (Dieses Dach kann auch als Sonderwunsch im Wohnbereich verwendet werden).
CARPINTERÍA: La carpintería exterior será de PVC o aluminio, lacada en blanco y la interior será de pino de Suecia convenientemente barnizado. Todas las puertas y ventanas irán con sus correspondientes herrajes. Las ventanas de los dormitorios irán equipados con persianas enrollables.
CARPENTRY: Exterior carpentry will be of white lacquered PVC or aluminium, the Interior one, of Swedish pine, well varnished. All doors and windows will have their corresponding iron fittings. Bedroom windows will be fitted with rolling blinds.
SCHREINEREIARBEITEN: Die Schreinereiarbeiten aussen sind aus weiss lackiertem PVC oder Aluminium, die innen, werden aus schwedischem Holz angefertigt und ordnungsgemäss lackiert. Alle Türen und Fenster werden mit den dazugehörigen Beschlägen ausgestattet. Die Schalaffzimmerfenster werden mit Rollos versehen.
AISLAMIENTO: Todos los muros perimetrales en contacto con el exterior irán provistos de cámara de aire de 3 cm en cuyo interior se colocará la correspondiente placa de aislamiento tipo styropoor o similar.
INSULATION: The house will be sufficiently insulated to ensure maximum comfort. All exterior walls will have a 3 cm. insulated cavity with styropoor or similar.
ISOLIERUNG: Alle Aussenmauern werden mit einer 3 cm dicken Luftkammer versehen, die mit Styropoor oder ähnlichem Insoliermaterial gefüllt wird.
ACRISTALAMIENTO: En el exterior se colocará cristal tipo Climalit (con cámara y doble cristal) y Seguridad 6+6. Las puertas de protección de hierro así como las rejas en las ventanas no están incluidas.
GLAZING: All exterior windows will be type Climalit (double glazed puls cavity) and 6+6 security glass. Iron protection doors as well as window grills are not included.
VERGLASUNG: “Climalit” Doppelverglasung für alle Fenstern. Glas oder Sicherheitglas, wenn keine äusserem Schutzgitter eingesetzt werden. Die Schutz-Türen des Eisen und die Schutzgitter werden nicht eingeschlossen.
PINTURA: Toda la vivienda irá revestida de pintura plástica blanca, tanto en el interior como en el exterior. La carpintería interior irá convenientemente barnizada.
PAINTING: The whole house, inside and outside, will be painted in white plastic paint. Interior carpentry will be conveniently varnished.
ANSTRICH: Aussen- und Innenanstrich in der Regel weiss. Die Schreinereiarbeiten innen sowie sind aus Holz werden nach Kundenwunsch lackiert.
PAVIMENTOS Y ALICATADOS: Los alicatados se realizarán en cocina, baños y aseos hasta el techo en azulejo cerámico elegido por el cliente. Se utilizaran calidades en pavimentos y alicatados con un coste de hasta 13,50 €/m2. El modo de colocación de pavimento y azulejos será sencillo sin junta y en recto paralelo a los muros y tabiques.
FLOOR AND WALL TILING: There will be floor to ceiling ceramic tiling in both bathrooms and kitchen, with tiles of the client’s choice, always respecting a standard price of up to 13,50€/m2. Floor and wall tiling will be simple without grouting, straight and parallel to walls.
FUSSBODEN- UND WANDFLIESEN: Von Kunden ausgewählte Keramikfliesen werden in der Küche, in den Bädern und Toiltten bis zu Decke gelegt. Standardausführung für Füssboden und Fliesen zu einem Preis bis zu 13,50€/m2. Fussboden und Wandfliesen werden einfach sein, ohne Dichtung, gerade und Parallele zu Wand.
SANITARIOS Y GRIFERÍA: Se utilizará la marca ROCA modelo DAMA o similar de color blanco. La grifería será igualmente de primera calidad, empleando el sistema monomando serie LOGICA cromado. Se colocará un termo eléctrico.
BATHROOM FITTINGS AND TAPS: Bathroom fittings will be supplied by ROCA, DAMA model or a similar one, always white coloured. Taps are chromium plated using the popular mixer system series LOGICA. An electric hot water boiler will be fitted.
SANITÄRANLAGEN UND ARMATUREN: Sanitärmarke ROCA, Mod. DAMA oder ähnlich, in weiss. Armaturen erste Qualität Mod. LOGICA verchromt. Montage eines Elektro-Boilers.
INSTALACIÓN ELÉCTRICA: La instalación interior de electrificación se realizará según proyecto y con materiales de alta calidad tipo Simón serie 29 color blanco o similar. Se proveerá una toma de teléfono y otra de televisión. Potencia eléctrica 5.5 kw.
ELECTRICITY INSTALLATION: The installation will be done according to the project specifications using high quality materials (SIMON series 29 in white or similar). Telephone and television connections will be provided for living room and master bedroom. Electrical power 5.5 kw.
ELEKTROINSTALLATION: Schalter und Steckdosen gemäss Projektierung. Material erster Qualität des Typs “Simon”, Serie 29 in weiss oder ähnlichem. Die Anschlüsse für Telefon und TV, im Wohnzimmer und Hauptschlafzimmer, sind vorhanden. Die Spannung beträgt 5.5 KW.
CALEFACCIÓN: Preinstalación de tubería de calefacción con aislamiento que facilite su instalación posterior.
HEATING: All houses will have the pre-installation of heating pipes, avoiding additional cost and work should central heating be required at a future date.

La encimera se realizará en granito modelo “Rosa Porriño” o similar. Los eléctrodomesticos no están incluidos.
KITCHEN: Kitchen furniture will be made of pine wood or similar, “provenzal” pattern. A double stainless steel sink unit J-80 or J-90 model by ROCA will be installed. The kitchen work top will be in granite, “Rosa Porriño” model or a similar one.
