CIMENTACIÓN La cimentación se efectuará tipo zanja corrida, construidas con hormigón armado según especificaciones del Proyecto de Ejecución y Control de Calidad.

FOUNDATIONS The foundations will consist of running trenches filled with reinforced concrete in accordance with the specifications in the “Proyecto de Ejecución y Control de Calidad” (project and quality control).

SANEAMIENTO HORIZONTALSe llevará a cabo con tuberías de P.V.C. del diámetro necesario para conducir las aguas residuales a la correspondiente depuradora.

DRAINAGE Will consist of P.V.C. pipes of appropriate size in order to channel the sewage to the main drainage.

ESTRUCTURA VERTICAL Está compuesta por muros de carga de bloques de hormigón prefabricado de 20 cm de espesor. Se dotará a la estructura de zunchos de atado convenientemente hormigonados y armados para el apoyo de los forjados constituyentes de la estructura horizontal. Todas las esquinas y puntos de encuentro estructurales irán armados y hormigonados para su enlace con los zunchos de atado antes descritos.

VERTICAL STRUCTURE Load carrying walls of prefabricated concrete cavity blocks of a depth of 20 cm. A reinforced band is added as extra support for the flooring of the horizontal structure. All the structural corners and joints will be reinforced with concrete for connection with the above described reinforced bands.

ESTRUCTURA HORIZONTAL Está constituida por forjado plano formado por viguetas de hormigón pretensado de 18 cm. de espesor, bovedillas de hormigón, mallazo electrosolado y capa de compresión de hormigón de 3 cm. de espesor, formando el conjunto un espesor de forjado de 21 cm mínimo.

HORIZONTAL STRUCTURE The flooring is formed by pre-stressed concrete beams with a depth of 18 cm., bison type blocks, electrowelded wire mesh with a compressed concrete coating to a depth of 3 cm. to form a total flooring thickness of 21 cm. minimum.

TABIQUERÍA De ladrillo cerámico doble hueco de 7 cm. de espesor, tanto en particiones de distribución interior como en formación de cámaras de aire para muros perimetrales.

PARTITION WALLS Cavity ceramic bricks 7 cm. thick forming interior walls as well as the cavity area in the perimetral walls.

REVESTIMIENTO INTERIOR Y EXTERIOR El acabado interior se realizará por medio de enlucido de yeso, acabado liso. El acabado exterior se realiza con enfoscado de cemento.

INTERIOR AND EXTERIOR PLASTERING The interior walls will be plastered and of smooth finish.. The exterior walls will be finished with cement mortar.

ACABADOS EXTERIORES La vivienda irá dotada de un zócalo perimetral de piedra artificial chapada con el objeto de proteger su zona de contacto con las aceras. Los huecos exteriores son remarcados por piedra artificial tipo tosca, empleándose el mismo material para la formación de pilares en los porches y para la realización de vierteaguas en las ventanas.

EXTERIOR FINISHING The lower part of the walls will be faced with artificial stones, so as to protect this area from the pavements. The exterior frame of the windows will be of composite stone type “tosca”, matching the porch pillars.

CUBIERTAS Se realizará sobre el forjado último mediante la realización de tabiquillos para formación de pendientes con bardos cerámicos. Sobre los planos de pendiente se realizará la impermeabilización de la misma con tela asfáltica y la colocación de la teja árabe envejecida, formando así cámaras de aire con la consiguiente mejora de aislamiento térmico para la vivienda.

ROOFING Will be placed over the last floor or ceiling, small walls of ceramic blocks will be constructed to form the pitches, this will in turn be waterproofed with asphalt sheeting and finally old arabic style tiling set in place. This roofing method creates air cavities which improve the thermal insulation of the house.

CARPINTERÍA La carpintería exterior será de PVC blanco y la interior será de madera convenientemente lacada. Todas las puertas y ventanas irán con sus correspondientes herrajes. Se colocarán persianas enrollables en dormitorios.

CARPENTRY Exterior carpentry will be of white PVC, the interior one, of properly laquered wood. All doors and windows will have their corresponding iron fittings. Rolling blinds will be fitted in bedrooms.

AISLAMIENTO Todos los muros perimetrales en contacto con el exterior irán provistos de cámara de aire de 3 cm. en cuyo interior se colocará la correspondiente placa de aislamiento tipo styropoor o similar. El primer forjado de vivienda irá elevado sobre el suelo evitando cualquier transmisión de humedad.

INSULATION The house will be sufficiently insulated to ensure maximum comfort. All exterior walls will have a 3 cm insulated cavity with styrofoam or similar and the ground floor will be elevated in respect of the exterior ground level in order to avoid humidity.

ACRISTALAMIENTO Doble cristal tipo "Climalit" más seguridad de 6+ 6 en todas las ventanas y puertas cristaleras (translucido en baños y aseos).

GLAZING Double glazed windows type "Climalit" plus 6+6 security glass will be fitted in all exterior windows (translucent glass will be fitted in bathroom windows).

PINTURA Toda la vivienda irá revestida de pintura plástica, tanto en el interior como en el exterior.

PAINTING The whole house, inside and outside, will be painted in plastic paint.

PAVIMENTOS Y ALICATADOS El pavimento y azulejos serán de primera calidad. Los alicatados se realizarán en cocina, baños y aseos.

FLOOR AND WALL TILING Floor and wall tiles of kitchen, bathrooms and toilets will be of first quality.

SANITARIOS Y GRIFERÍA Se utilizará sanitario de la marca ROCA. La grifería será igualmente de primera calidad, empleando el sistema monomando serie LOGICA cromado. Los baños irán provistos de mueble debidamente lacado, con encimera de marmol y espejo.

BATHROOM FITTINGS AND TAPS Bathroom fittings will be of ROCA. Taps are also of first quality using chrome mixer system series LOGICA. The bathroom will be provided with proprly varnished units, marble top and mirror.

INSTALACIÓN ELÉCTRICA La instalación interior de electrificación se realizará según proyecto y con materiales de alta calidad tipo Simón serie 31 color blanco o similar. Se proveeran dos tomas de teléfono y dos de televisión en salón-comedor y dormitorio principal.

ELECTRICITY INSTALLATION The installation will be done according to the project specifications using high quality materials (SIMON series 31 in white or similar). Two telephone and two television connections one for the living/dining room and on for the main bedroom, will be provided.

COCINA La vivienda irá dotada de cocina con muebles altos y bajos, incluyendo la instalación de fregadero de acero inoxidable de dos senos modelo J-80 o J-90 de la marca ROCA. La encimera se realizará en granito.

KITCHEN The house comes with kitchen furniture (lower and upper units). A double stainless steel sink unit J-80 or J-90 model by ROCA will be installed. The kitchen work top will be of granite.

CALEFACCIÓN Instalación de calefacción a gas con radiadores.

CENTRAL HEATING Installation of central heating system with radiators.
